Facebook Engagement
Kara asked Lori about getting good engagement from your audience on Facebook. Lori strongly suggests making it fun, using the Facebook "event" feature and even suggests a "meet your neighbors" online and then follow it up with your events.

Facebook Time Management
Kara asks how to avoid losing yourself in Facebook and keeping control of your time. Lori has a revolutionary idea, her secret weapon - An Egg Timer! Lori suggests setting it for a five minutes and go do your social media tasks and then close it up. You can do this a couple to three times a day, but be careful not to push it too much. She also suggests making sure you are "real" when responding.

Facebook Message Tone
Kara asks about messages that are sales pitchy due to their nature, but you want to share because they are helpful - how do you handle? Lori states that you should most definitely post messages that have a benefit, even if it is something that costs them money. Lori suggests you sell the "sizzle", e.g. "We've just come into five parking garages, if you're sick of shoveling, call the office."

What is the next big thing?
Kara talks to Lori about the next big things! Google Plus is Lori's first prediction. She recommends getting on top of it and keeping an eye on it to remain current. Her second thought is a trend in social media that she believes we should keep an eye on is - resource sharing - she says think about travel agent meets couch surfing. Lori gives an example, airbnb.com, they are a site that focuses finding places to stay.

Today's episode of Grace Hill OnAir features Kara Rice speaking with Doug Miller, founder of Satisfacts, about a fascinating study he is spearheading called Inside the Head of Today's Online Renter -- Behaviors, Preferences and Implications. Doug reveals the kind of data he is hoping to uncover in this unprecedented resident study, and invites podcast listeners to participate in the study and get a free copy of the resulting white paper before it goes on sale.

Kara interviews Satisfacts founder, Doug Miller
Doug is the President and Founder of Satisfacts and he has had responsibility for the marketing, training and research for several thousand multifamily units since the mid-1980's. He is the industry's leading authority on resident surveys, resident satisfaction research and resident relationship management and is frequently published. Doug has a BSBA from Washington University St. Louis and an MBA from the American University.

Inside the Head of Today's Online Renter
Doug talks to Kara about his new comprehensive national survey that studies the online renter. The topics go beyond social media and include technology, communications, social networking, the use of mobile technology and many other aspects of renting and the Internet. It also covers the renter's lifestyle and customer service.

The purpose and outcome of the survey will hopefully help guide the industry in the future in areas of resident communications and marketing.

Who else is involved in the study?
Doug talks about how the study will result in a white paper written by Mike Whaling from 30. And that there are a variety of contributors that will be adding their thoughts and conclusions about the survey findings and they include: Robert Turnbull, Tami Siewruk, Dennis Smiley, Jen Piccotti, Steve Gilbert, and Lisa Trosien. Doug points out that there are a bunch of big brains who look at the findings and help draw the implications of the study.

How can people get involved?
Doug says there are about 75,000 units involved right now. There is absolutely no cost to get involved and you don't have to involve your entire portfolio. They do not want individual properties to try and communicate a desire to participate because it would be too much, but rather people at the corporate level. Just email Doug at DMiller@satisfacts.com and he'll send you a simple summary and then he'll just need an export of resident email addresses. Doug is hoping to roll out the third week of June. Besides participating, Doug adds that those that are involved will get the white paper and survey findings plus data free of charge.

Why would residents want to participate?
Kara talks to Doug about why someone's resident would bother to respond. Doug points out that they are doing an online survey through an email invitation that focuses on service and presents a "we care" kind of attitude. He adds that it is an anonymous survey and they are offering some prize incentives that include Visa gift cards.

Further plans for the results?
Doug says the results will turn out the white paper, and a detailed report with all the data, but on top of that it will be presented at the 2011 Brainstorming conference, the Georgia Apartment Association and UNITS magazine will publish an article with the findings. The presentations and article will be summary in nature, whereas the other pieces will be detailed.
